Sellers, please try to remember:

Your Agent took the time and energy to research the market and find the ‘best’ possible range of value of your home.
There are a number of factors to consider. All of which are designed to give you the best “Chance” possible at getting top dollar.

Try to remember: Don’t list with emotion.
We know you love your home.❤️

But you need to make your decisions based on research, facts, and experience by relying on your agent to “Do their Job”.

If they’ve done their homework, and can articulate their results to you effectively, then you know their data is accurate.

It’s not a one size fits all. The market in your area and your home specs are different from every other neighborhood, town, and seller scenario.

Keep an open mind about the true value of your home. As long as your agent does their job, rest assured, you’re in good hands.

Here are some things to keep in mind to set proper expectations as a Buyer:

- The space is always smaller than how they look in the listing. Photographers make magic happen with their angles, and clean up photos really well.

- Some listings ‘stretch’ the use of some spaces to build interest. Be ready to see something different than what was promoted online. Not ‘every’ bedroom listed is a bedroom.

- Take ‘extra’ time to really let the property sink in on a showing when possible. Most showings are set for about 15 mins.
The brain normally has to settle in so you can spot things you didn’t see right away in the first 20-25 mins. You’d be surprised what you didn’t see on the 1st pass looking around.

- Pay attention to how your agent is handling any objections you have to any discoveries during a showing.
If every time you spot a noticeably significant defect, and they immediately suggest a repair/solution you can do ‘later’, they’re not necessarily looking out for your immediate interests. Sometimes they ignore/forget the burden of your budget and expenses in the interest of getting themselves a deal to happen.

Remember, a good Realtor’s Job is to help you achieve one of your most significant investments in your life.
Their job is to look out for you.
Your job is to keep your eyes open at all times. This combination will ensure you will reach your dream the best way possible.
