EQUITY IS NOT THE SAME THING AS CASH YOU'LL TAKE HOME

A homeowner tells me:

“We have $80,000 in equity.”

That's useful information—but it isn't necessarily $80,000 in your pocket at closing.

Your approximate equity is generally:

Market value − mortgage payoff = gross equity

But the amount you actually walk away with can be affected by the costs of selling and other transaction-specific expenses.

That's why I don't want military homeowners planning a PCS around a Zestimate or a rough equity estimate.

The better question is:

“What would our estimated net proceeds look like if we sold?”

That number can affect:

• Your next home's down payment
• Your emergency reserves
• Your ability to relocate
• Whether keeping the property makes sense
• Whether you can comfortably buy at the next duty station

For military families, usable equity can become an important part of the next PCS.

Know the number before you need the money.

Military sellers — read this before you price or panic.

The 21st Century ROAD to Housing Act is law (July 11, 2026). It is not a VA rule change and it is not an automatic crash. It does change who can bid on your house after January 7, 2027.

What is actually changing for you:

• Large institutional buyers that already control 350+ single-family homes generally cannot buy another house after Jan. 7, 2027. Exceptions exist (build-to-rent, renovate-to-rent). They do not have to dump the houses they already own.

• That means fewer Wall Street cash offers on the 3/2 ranch you need to sell before PCS. Owner-occupants and VA/FHA buyers become an even bigger share of your buyer pool.

• This law does not raise BAH, speed your orders, fix your appraisal, or waive VA minimum property requirements.
What it does not do:

• Force a fire sale of investor-owned homes in Clarksville / Oak Grove / Hopkinsville

• Crash values overnight

• Change your VA funding fee, entitlement, or residual-income test

• Give you extra time on a report date

⚠️ Alert for military sellers on a clock:

1 If your plan was “an investor will cash us out in 10 days,” that plan gets weaker after Jan. 7, 2027. Price and condition for VA-ready buyers, not Invitation Homes.

2 Do NOT list high because a NAR postcard said “landmark victory.” Appraisers use comps, not press releases.

3 Do NOT wait for a crash that this statute does not create. PCS dates win. A house that sits past your report date costs more than a slightly lower list price.

4 Repair the things VA appraisers actually call: heat, roof, safety, utilities, peeling paint on pre-1978. An investor might have waived it. A VA buyer often cannot.

5 If you close before Jan. 7, 2027, today’s buyer mix still includes those large cash players. If you list AFTER, plan for financed owner-occupants.

This law trims future mega-landlord bidding. It does not rescue a late PCS listing or a house that will NOT pass a VA appraisal.
