Elections are about more than personalities. They are about the rules that shape our communities for years to come.

Today I’m voting:

❌ No on Amendment 4 because I believe citizens should retain a meaningful ability to amend Missouri’s Constitution through the initiative process.

❌ No on Amendment 5 because I believe Missouri should be careful about replacing income tax revenue with greater reliance on sales taxes and the long term fiscal consequences that could follow.

✅ Yes on Proposition U because I believe local businesses and remote sellers should compete under a more consistent tax framework.

I’m also supporting Wesley Bell for Congress and Brian Williams for St. Louis County Executive.

You may reach different conclusions, and that’s part of democracy. Whatever your views, make your voice heard.

Polls are open until 7:00 p.m. today. If you’re in line by 7:00 p.m., you have the right to vote.

📈 More inventory does not necessarily mean buyers suddenly have the upper hand.

I recently joined First Alert 4 to discuss what is happening in the Greater St. Louis housing market. Inventory is up roughly 10 percent from last year, which is encouraging, but well priced homes are still attracting strong interest and moving quickly. The market is becoming healthier, not easy.

Whether you are buying, selling, or simply watching the market, understanding the numbers matters more than reacting to headlines.

If you didn’t know where I stand on these issues, now you do.

This August, I’ll be voting NO on Amendments 4 and 5.

As someone who has spent my career working at the intersection of housing, public policy, and economic opportunity, I believe these measures would move Missouri in the wrong direction.

Good policy should create certainty, protect taxpayers, and strengthen our state’s long term competitiveness. I do not believe Amendments 4 and 5 accomplish those goals.

I don’t expect everyone to agree with me, but I do hope everyone takes the time to read the proposals, understand their consequences, and vote.

I’ll see you at the polls on August 4.

Forty years ago, Missourians started building something: a set of constitutional guardrails on how our government taxes us. The right to vote on big tax increases. A ban on taxing the sale of your home. A ban on taxing everyday services. Each one approved directly by voters. Each one permanent - or so we thought.

Amendment 5 asks us to trade those protections away.

I wrote about why in the St. Louis Business Journal this week, not as a debate about income taxes (reasonable people can disagree about tax policy), but as a question about who holds the power: the voters who built these protections, or the politicians asking us to hand them back.

Fourth of July, and somehow I am eight years old again—cross-legged on a curb, waiting on a parade; sticky-fingered from a popsicle that never stood a chance against the heat; craning my neck at a sky I was certain belonged only to us.

The grill going since noon. The cousins I only saw in summer. The screen door slapping shut a hundred times, because nobody could sit still. And then that long, patient dusk… everyone waiting for the first firework to break open the dark.

We had each other, a folding table of food, and a whole neighborhood that felt like one big front porch.

That is the thing I carry into this work every single day—because a home is never only walls and a roof. It is the room where the next kid first learns what belonging is.

Here is to the ones who gave us those Fourth of Julys. And here is to St. Louis, where that kind of summer still lives on every block.
