April 4️⃣ was another strong month for home sales. The busy spring market continues to see many multiple offer situations driving sales prices above asking price.

New listings increased 19.1 % for residential homes and 45.7 % for townhouse/condo homes. Pending sales increased 25.1 % for residential homes and 77.6 % for townhouse/condo homes. Inventory decreased 40.3 % ☝️ for residential homes and 27.3 % for townhouse/condo homes.

Median sales price increased 11.9 % to $250,000 for residential homes and 18.7 % to $189,900 for townhouse/condo homes.

In the spirit of the great Wayne Gretzky, buyers, sellers, and their agents are all trying their best to skate to where the puck, or rather, the housing market, is going, not where it has been. πŸ€·β€β™€οΈ
While housing affordability remains an area to watch as prices continue to rise, strong buyer demand and limited housing supply show no signs of easing soon, pointing to a continuation of this market trend through spring and into summer. ✨

Just closed on this great unit at the awesome Printers Lofts!
In this crazy market my out of state buyer and I managed to do all the prep work beforehand, he flew in for the weekend, we spent one day touring the city and viewing a bunch of properties, narrowed down to 2, had second showings the next morning and managed to negotiate a killer price on the one my client has decided was the best for him! πŸ™Œ
Was such a great pleasure working with a fellow army vet and I’m so excited for the new life chapter he’s about to start in St. Louis!!

Median sales price increased 13.5% to $247,500 for residential homes and 1.1% to $179,000 for townhouse/condo homes. Days on market decreased 29.2% for residential homes!
Months supply of inventory decreased 50% for residential homes 😯 and 33.3% for townhouse/condo homes.
