What’s happening in the Johnson County real estate market? Here’s a quick look at the latest numbers. 📊

🏷️ Median home price: $329,900
That’s essentially unchanged from August 2025.

🏠 Active listings: DOWN 17.8%
There are currently 1,149 active homes on the market — meaning buyers have fewer choices than they did this time last year.

🔑 Closed sales: UP 9%
304 homes sold in August, showing that buyers are still actively purchasing despite the changing market.

⏱️ Average time to close: 32 days
Homes spent about 63 days on the market, for a total of 95 days from listing to closing — 12 days less than August 2025.

📈 Inventory: 4.2 months
Down from 5.3 months last August. That's an important shift and something both buyers and sellers should pay attention to.

So what does this mean?

The Johnson County market isn't simply "up" or "down." It's changing.
