Vacancy is one of those expenses that’s easy to underestimate because you don’t actually see the bill.

A property can look great on paper at full occupancy, but even a month or two without rent can change the entire picture. And your mortgage, taxes, insurance, and other expenses don’t take a break just because the property is empty.

Before you buy, run the numbers with realistic vacancy and turnover costs, not the best-case scenario.

Pull up your next deal and stress-test it with a longer vacancy than you expect. If the cash flow falls apart, you want to know before you buy.

Save this for your next deal analysis.

The same property can be a great flip, a solid rental, or a bad deal depending on what you plan to do with it.

Before you buy, know what you’re trying to accomplish.

Are you holding for cash flow? Flipping for a quick return? Refinancing after adding value? Or selling once the numbers make sense?

Your exit strategy should be part of the deal analysis, not something you figure out later.

Before you make your next offer, write down your purchase price, total costs, expected value, and exit strategy. If the numbers don’t work, don’t force the deal.

Save this for the next property you analyze, and send it to someone who needs the reminder.

A deal isn’t a good deal just because the numbers look good on paper.

At our previous Invest CLE event, Wayne Brooks talked about something that gets overlooked a lot: knowing what your operation is actually good at.

Your crews, systems, and experience should influence the properties you buy. If your team can move quickly on certain types of rehabs, look for deals that play to those strengths instead of taking on projects your operation isn’t built to handle.

The goal isn’t to do every kind of project.

It’s to know what you do well and buy accordingly.

Next time you’re underwriting a deal, look at the rehab and ask: does this fit my team, or am I forcing it?

A property can look like a great deal right up until you actually run the numbers.

Before getting excited about the price, look at the stuff that actually affects your return: rent, taxes, insurance, repairs, vacancy, management, and financing.

A cheap property isn’t automatically a good investment. The numbers have to work after the real costs are accounted for.

Run the numbers before you fall in love with the deal.
