I know. Your neighbor listed at $775k and you think your kitchen is nicer.

Here's what actually happens when you overprice in this market:

Week 1–2: The serious buyers see it. They've been watching for months. They know the comps. They move on. You get a few showings from looky-loos. Your agent says "we just need to find the right buyer."

Week 3–4: The price cut. Now you've signaled to the entire market that something was wrong. Buyers start asking "why did it drop?" The stigma is real, even if there's nothing wrong with the house.

Week 6+: You've now trained the market to wait you out. The final sale price is often lower than what you would have gotten with the right price on day one.

I've seen this exact sequence play out in Coral Springs, Parkland, and Fort Lauderdale more times than I want to count. Pricing is a strategy. Not a wish.

Here is the reality of the South Florida market right now:

• The agent who gives you the highest number isn't your ally. They're buying your listing. The agent who shows you the data is the one who actually gets you the money.

• Days on market is the number buyers use to negotiate. Every extra week costs you leverage. You cannot get those days back.

• The sweet spot in this market right now isn't "below asking." It's priced so precisely that buyers feel urgency. That's the difference between one offer and four.

"Recommend further evaluation."

That's it. Those three words.

Most buyers skim past them because the rest of the report looks fine. But "recommend further evaluation" on a South Florida inspection report means the inspector — who is trying to stay in their lane — saw something that worried them enough to flag it but didn't want to call it a defect in writing.

It means: get a specialist in here before you close.

I've seen "recommend further evaluation" on a roof lead to a $28,000 replacement that the general inspector couldn't fully quantify. I've seen it on an electrical panel reveal double-tapped breakers throughout a 1970s Coral Springs home. I've seen it on a plumbing notation catch a cast iron pipe system that was 60% deteriorated.

Read the whole report. Especially the quiet flags.

Here is the reality of the South Florida inspection process:

• The era determines the risk. Homes built before 1995 carry a specific set of risks: original tile roofs, galvanized plumbing, and electrical panels that insurance companies now flag at underwriting. Know the era before you fall in love with the price.

• Don't save $200 here. Spend the extra money on a four-point inspection, a wind mitigation report, and a roof certification. This stack of reports often pays for itself by lowering your insurance quote dramatically.

• Transparency is a green flag. Sellers willing to share an existing report upfront are usually sellers who aren't hiding anything. It doesn't replace your own inspection, but it tells you who you're dealing with.

The math on a "cheap" house changes fast when the inspection report comes back. You need to know what you’re looking at before the inspector even arrives.
