Here is the reality behind the headlines:
Nationally, prices are up: On a national level, home prices actually rose about 1% year-over-year recently.

The 5-year forecast is positive: A survey of over 100 housing experts predicts that national home prices will continue to see moderate, steady growth every year through at least 2030.

Real estate is local: While national averages are up, home price trends vary widely depending on exactly where you live. About half of major metros are seeing gains, while the other half are seeing some temporary declines.
Because the national chatter only tells one side of the story, understanding what is actually happening in your specific neighborhood is key to making the right move.

Are you thinking about making a move this year? The latest data shows that our local market is starting to thaw out after the winter chill!

Here is what you need to know:
Inventory is Blooming: We are seeing a healthy jump in homes for sale! Total listings climbed to 4,089 in March 2026, a solid rebound from our winter low of 3,428 back in January. While we aren't quite at the peak inventory we saw last July (5,024 listings), the options are definitely opening up.

What about Prices?: With more homes hitting the market, we are seeing a slight uptick in price reductions. In March 2026, 857 homes had price drops. However, this is still dramatically lower than last August, when a whopping 1,747 homes saw price reductions!

The Takeaway:
Buyers: Your choices are expanding! As inventory grows this spring, you might just find that perfect home (and maybe even negotiate a bit).

Sellers: More listings mean more competition. Pricing your home perfectly from day one is key to standing out without needing a price reduction down the line.
