It's easy to plot and procrastinate on styling an empty wall. (For one thing, there are so many possibilities!) Should you measure? Probably. Arrange your photos and items ahead of time? Sure. But the most important part, even more important than getting your photo wall picture perfect?

Real estate is always a journey, and for my sellers, the journey for their rental property is finally closed.

We listed their condo the end of May.
We listed at Absolute fair market value.
And yet, in our ever-changing, always constantly moving market, it took 105 days and 3 price improvements and then the right buyer came along.

Even then, it was another 43 days before everything was signed and sold. This particular buyer needed a specific loan, and our complex for the condo was not approved for the whole complex to use those types of loans. So, the seller's graciously gave the buyer an additional two weeks up front to work on getting their loan approved for that specific unit in the complex.

I worked hand in hand with their lender, phone calls, emails, lots of Correspondence getting the appropriate contacts and communication and documents for them to obtain a much needed spot approval for their loan on that unit only.

Then we started the actual contract deadlines and moved pretty seamlessly through the inspection process and the appraisal process and was able to close one day early.

So much goes on behind the scenes that neither buyer nor seller sometimes realize. And it was a blessing to have a wonderfully competent and communicative and positive agent representing the buyers.

Yesterday, all parties got to meet across the table, there was laughter and so much information shared back and forth, we all learned about each other and it was beautiful.
