Buying a home in Colorado Springs is one of the biggest financial decisions in a person’s life.

And the behind the scenes work is where deals are made or lost.

That’s where I spend most of my time.

Calling listing agents, reaching out to my network, and finding homes before they hit the MLS.

Doing diligence on properties before you waste your time touring one with major red flags.

And when it’s time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

I’ve seen Colorado Springs homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on paint, cleaned up the landscaping, and walked away with stronger offers.

I’ve walked through homes where the owner gutted a bathroom before listing and barely broke even. Then I’ve seen a simple garage door replacement completely change a buyer’s first impression before they even stepped inside.

The upgrades that move the needle are usually the ones that remove objections.

A well-kept yard says, “this home has been cared for.” Fresh neutral paint makes rooms feel brighter, cleaner, and bigger. Small changes can make a massive difference in how buyers feel walking through a home.

Happy Mother’s Day 🤍

For so many years, I dreamed of being a mother, and it’s never lost on me the pain this holiday can bring to women yearning and aching for motherhood.

I feel so abundantly blessed for these two little girls who call me mom, and for this little miracle growing inside of me. Today I’m holding gratitude close while also holding space for the women still waiting, hoping, grieving, and praying for their turn.

Sun is around the corner and so is a weekend full of fun activities! And DADS- don’t forget it’s Mother’s Day on Sunday!...
