Brita Rocco - Fly RE Hi, I’m Stephanie 'Brita' Rocco—a former Air Force pilot and proud mom of three boys.

I help Colorado buyers and sellers confidently pilot their route home with focus, care, and attention to detail. Hi, I’m Stephanie “Brita” Rocco—a former Air Force pilot with 20 years of service and a passion for helping families feel at home in Colorado. After navigating multiple moves and personally buying and selling homes in five different states, I understand the challenges that come with relocation, timelines, and big decisions. As a mom of three energetic boys and the spouse of a current pilot, I know what it takes to keep life moving while making smart real estate choices. I’ve stepped away from flying to begin a new mission—guiding others through one of the biggest transitions of their lives. And while I’m no longer in the cockpit, I still bring that same focus, discipline, and attention to detail into real estate—along with a steady commitment to service. Whether you’re relocating, buying your first home, or preparing to sell, I’m here to help you move with confidence and pilot your route to your next Colorado home with expertise, professionalism, and care.

Mortgage term to know: Principal 🏡💰

Principal is the amount you borrow to purchase your home, before interest and other loan costs.

As you make mortgage payments, part of that payment typically goes toward reducing the principal balance, while another portion goes toward interest.

Understanding how your payment is divided can make it easier to see how your mortgage balance changes over time and how you’re building equity.

Save this mortgage term for the next time you’re reviewing your home loan.

Fall might be one of the most overlooked opportunities for home buyers. 🍂🏡

While spring often gets the spotlight, the months leading into fall can offer advantages that are worth considering. Here are a few reasons why buying in the fall may work in your favor:

🍁 Less competition – With fewer buyers actively searching, you may face fewer competing offers on the homes you like.

🏠 Motivated sellers – Some sellers are eager to move before the holidays or the end of the year, creating opportunities for stronger negotiations.

📋 More time to make decisions – A slightly slower market can give buyers more breathing room to evaluate homes and make confident choices.

🔑 Move in before the holidays – Purchasing in the fall gives you the chance to settle into your new home before the busiest time of year.

Every market is different, and the right time to buy depends on your goals, finances, and local conditions. Looking beyond the traditional spring market could open the door to opportunities you might otherwise miss.

Reach out today to see if this fall could be the right time for your next move!

🚨 Rocco’s Radar 🚨

This week’s radar return:

🏡 4 Bed | 4 Bath
🌲 6.05 Acres
📐 4,131 Finished Sq Ft
🐴 4-Stall Barn + Individual Paddocks
🌾 3 Fenced Pastures + Riding Arena
💧 Water Right Shares Transfer

👀 What caught my eye:

Okay, this one might be the most Brita property I’ve put on the Radar yet.

The equestrian setup is fantastic: a four-stall wood barn with automatic waterers and individual paddocks, three fenced pastures, a riding arena, hay storage, shavings pit, and 3-rail iron fencing.

Then there’s the house itself—mountain views, Wolf and Sub-Zero appliances, custom cabinetry and woodwork, a sauna, and a retractable glass wall connecting the great room to a covered veranda and firepit.

But then I looked at the map.

✈️ Vance Brand Airport (KLMO) is roughly a mile away as the crow flies.

This is not a fly-in property and I’m not suggesting it has runway or taxiway access. But as an aviation person who also wants acreage and (maybe someday) horses? Having a public-use airport basically in the neighborhood is pretty darn interesting!

Horses. Acreage. Longs Peak views. Airplanes.

Yep. On my Radar for sure.

In real estate, price and value are not always the same thing. 🏡📈

The highest-priced home is not necessarily the best opportunity, and the lowest-priced home is not always the best deal. True value comes from a combination of factors, including location, condition, future potential, market trends, and how well a property aligns with a buyer's long-term goals.

That's why successful real estate decisions are about looking beyond the price tag and understanding the bigger picture!

A loan estimate gives you an early look at what your mortgage could actually cost.

🏡 Once you apply for a mortgage, this document breaks down key details like the interest rate, projected monthly payment, loan terms, and estimated closing costs. It also gives you something concrete to use when comparing offers from different lenders.

Take the time to review the numbers carefully and make sure you understand what you’re being offered before moving forward. A little clarity upfront can make the mortgage process feel a whole lot easier.

Does your kitchen feel a little darker than you’d like? 💡🏡

The right lighting can make a kitchen feel brighter, more functional, and more inviting. A few simple updates can make a noticeable difference:

🪞 Reflect more light: A strategically placed mirror or reflective surface can help bounce existing light around the room.
💡 Upgrade your bulbs: Choose bulbs with a brightness and hue that suit how you use the space.
✨ Layer your lighting: Combine overhead lighting with under-cabinet lights to brighten countertops and eliminate shadows.
🏺 Add a statement fixture: Pendant lights can provide focused task lighting while adding a decorative element.
🎨 Use contrast thoughtfully: A lighter backsplash, reflective finish, or contrasting accent can help the space feel brighter and more defined.

Small lighting changes can completely change how a kitchen feels. Which update would you try first?
