Thinking about selling, but looking around your house wondering where you’d even start?

That’s where I come in. 😉

Your home may be closer to market-ready than you think. Decluttering is almost always a great place to begin, but before you replace carpet, repaint every room, update fixtures or tackle a bigger project, it’s worth knowing what will actually matter to buyers in your market.

Some updates can absolutely help. Others may not give you enough return to justify the expense — and sometimes your future buyer would rather choose their own finishes anyway.

Sometimes a few strategic changes are all you need — and knowing what not to do can be just as important.

A few things I find myself talking about with buyers and sellers all the time…

1. That 4% vs. 6% matters.
In South Carolina, a qualifying primary residence is assessed at 4%, while second homes, investment properties and other real estate are generally assessed at 6%. That difference can have a much bigger impact on the tax bill than people expect.

2. The highest offer isn’t always the best offer.
Price matters, but so do the details — financing, contingencies, due diligence, timing and the overall strength of the offer. Sometimes the better deal isn’t the one with the biggest number.

3. Pricing too high can actually help your competition.
Buyers compare homes. If yours is overpriced, another property can look like the better value — while yours spends unnecessary time sitting on the market.

4. An inspection report isn’t a repair list.
An inspection helps buyers understand the condition of the home, but it doesn’t mean the seller is required to fix every item that appears on the report. What gets requested — and ultimately agreed upon — is part of the negotiation.

Today was bittersweet.

Some people come into your career and leave a mark that lasts forever.

Donna is one of those people.

She has always looked out for me, genuinely wanted the best for the people around her, and is one of the biggest reasons I came back to Coldwell Banker earlier this year.
