CLOSINGS & CLIENTS What a wonderful end to 2025! God surely showed up and showed out giving our Buyer clients incredible testimonies.
Weinbrenner Family - After over a year of semi-looking for a lot to build on in Lee Co, the search got serious. Clients opted to go for an under construction home by Adamson Construction Group on a generous 4-ac parcel. Our lender, Justin Drake, Prosperity Home Mortgage, LLC, got us an incredible rate on VA and with the builder's contribution along with a commission rebate, closing costs were more than covered. And, clients were blessed with almost $40k in equity the day they signed (and a beautiful new baby a month later)!
Creech Family - A friend and client referred this lovely newly married couple to me. They were renters faced with having to move right at the holidays since their landlord wanted to sell. When I met with them, I knew right away, their beautifully decorated rental was their home. We looked at a few other options before making the decision to offer. Negotiations weren't the easiest since the Seller's margins were tight and he was out of state. A discounted commission gave us breathing room to make the deal work for all. Once again Justin Drake & Prosperity Home Mortgage, LLC came through big time on this VA loan on a tight timeline and once again the Buyers paid $0 in closing costs. Shout out to Residentia LLC for taking care of pre-VA inspection repairs (passed with flying colors) and housewarming the clients with a sparkling whole house pressure washing.
Mascharka Family - Another young couple, first time homebuyers, referred by previous client in his company, 75th Ranger Regiment. Things went well with this contract until they didn't. A MIA foreclosure deed threatened to tank the whole deal. With the Seller's blessing and cooperation, I began an extensive search for the deed. Corporate folks are well-insulated from inquiries but prayer and persistence gave us the breakthrough. On the LAST DAY before their rate lock expired, AFTER the Seller had graciously given us early occupancy at no cost, ON their wedding anniversary, the deed came through! Huge thanks to Bill Pound Page, Scrantom, Sprouse, Tucker & Ford P.C. and Davis Land & his folks at Prosperity Home Mortgage, LLC for working round the clock to push this across the finish line. It was truly a Christmas miracle! Let me add that the clerks in Danielle Forte's office @ Muscogee County Superior and State Court are exceptional. A courteous human actually answers and spends time searching for the record needed.
