Trying to predict the "perfect" time to buy is tough.
Focusing on affordability, location, and opportunity is a strategy you can actually control.

There's a saying in real estate:
"Don't wait to buy real estate. Buy real estate and wait."

While no one can predict exactly what the market will do next, buyers can focus on the factors that matter most:

✅ Monthly affordability
✅ Choosing the right location
✅ Taking advantage of today's negotiating opportunities

The buyers who tend to be happiest aren't the ones who perfectly timed the market—they're the ones who bought a home that fit their needs and stayed the course.

📊 Commerce City Market Update — 2026: More Choices, More Strategy 🏡

The numbers are in, and the Commerce City market continues to evolve.

🏡 The median closed price in May was $499,900.
📈 Active listings reached 305 homes — the highest May inventory level we've seen in the past three years.
⏱️ Median days in MLS climbed to 42 days, compared to just 17 days three years ago.
👀 Buyer activity averaged 4.2 showings per listing (roughly 1 per week), down from the peak levels we experienced during the hotter market of 2023.

At first glance, those numbers tell the story of a market that's becoming more balanced.

But here's the part many people miss...

🏘️ Not all Denver Metro area neighborhoods are experiencing the same market conditions.

While some areas are seeing longer marketing times and more competition among sellers, other neighborhoods are still experiencing strong buyer demand, multiple offers, and even occasional bidding wars—especially for homes that are priced correctly, well-maintained, and move-in ready.

That's why city-wide statistics only tell part of the story.

The biggest takeaway from May?

⚖️ We're no longer in the frenzy of a few years ago, but we're not in a one-size-fits-all market either.

Buyers have more options.
Sellers have more competition.
And local market knowledge matters more than ever.

Whether you're thinking about buying, selling, or simply curious about your home's value, understanding what's happening in your specific neighborhood can make all the difference.

🚗 A car doesn't become a clunker overnight.
🏡 Neither does a house.
Small maintenance issues add up, and when buyers see them, they start wondering what bigger problems might be lurking.
Before you list, fix the little things.
It could mean fewer objections, stronger offers, and more money in your pocket.

🏡 You don't always need a major renovation to make a big impact.

Many buyers form opinions within seconds of walking through a home. Outdated hardware, old light fixtures, worn faucets, and other small details can quietly affect how they perceive the property.

The good news? Many of these updates are affordable, quick to complete, and can help your home show better when it hits the market.

If you're thinking about selling, I can help you identify which improvements are worth making—and which ones aren't.

📩 Send me a message if you'd like a pre-listing walkthrough and honest advice before you spend a dollar.

Timing the market rarely works.
The right strategy matters more than waiting for “perfect” conditions — especially when opportunity is already sitting on the market.
If you’re curious what kind of leverage buyers actually have right now in Denver, send me a message.

Roofs don’t usually kill deals… until inspection day.

One of the most common surprises during escrow is roof condition—and it often turns into negotiations, credits, or even deal delays.
That’s why getting ahead of it before listing can make everything smoother once you’re under contract.
If you’re thinking about selling, I can help you understand what buyers and inspectors are likely to flag before it ever hits the market.

📩 Send me a message and let’s get ahead of the problems before they show up in escrow.

Why People Are Still Buying Homes With High Interest Rates

Rates aren’t stopping serious buyers.

And, in today’s Denver Metro market, sellers only have a 39% chance of selling, which means many are more willing to negotiate.

For a lot of buyers, life timing matters more than waiting for the “perfect” interest rate.
And remember… you can refinance a rate later. You can’t go back and buy at yesterday’s prices. 🏡

Let’s run your numbers if you’re curious.
