Some of the best family traditions aren’t the grand vacations or expensive gifts—they’re the simple moments we create together year after year.

At our house, playing Family Feud has become a holiday tradition. What started as a game has turned into laughter, friendly competition, animated debates over questionable answers, and memories we’ll talk about for years.

It reminds me that joy often lives in the ordinary moments. The moments when everyone puts down their phones, gathers in one room, laughs until their stomach hurts, and simply enjoys being together.

Life moves fast, and traditions like these help us slow down and appreciate the people around us. Long after we forget who won or lost, we’ll remember the laughter, the stories, and the feeling of being surrounded by family.

As we head toward the 🇺🇸 Fourth of July holiday, it's completely normal to see real estate activity begin to slow down. Families travel, schedules shift, and many buyers and sellers hit the pause button for a week or two.

📈 Active listings increased 1.8% week over week, giving buyers more choices in the market. However, inventory is still lower than it was this time last year, reminding us that local market conditions continue to evolve.

⏳ Median days on market ticked up to 23 days, while pending sales and showings eased slightly—typical trends as we move into the holiday season.

The market isn't stopping—it's just taking a brief holiday breather before the second half of the summer selling season begins. 🇺🇸☀️🏡

📊 Commerce City Market Update — 2026: More Choices, More Strategy 🏡

The numbers are in, and the Commerce City market continues to evolve.

🏡 The median closed price in May was $499,900.
📈 Active listings reached 305 homes — the highest May inventory level we've seen in the past three years.
⏱️ Median days in MLS climbed to 42 days, compared to just 17 days three years ago.
👀 Buyer activity averaged 4.2 showings per listing (roughly 1 per week), down from the peak levels we experienced during the hotter market of 2023.

At first glance, those numbers tell the story of a market that's becoming more balanced.

But here's the part many people miss...

🏘️ Not all Denver Metro area neighborhoods are experiencing the same market conditions.

While some areas are seeing longer marketing times and more competition among sellers, other neighborhoods are still experiencing strong buyer demand, multiple offers, and even occasional bidding wars—especially for homes that are priced correctly, well-maintained, and move-in ready.

That's why city-wide statistics only tell part of the story.

The biggest takeaway from May?

⚖️ We're no longer in the frenzy of a few years ago, but we're not in a one-size-fits-all market either.
