What an incredible day at the Girls on the Fly Cast for Her event! 🎣💛

Together, we raised money to support girls and this wonderful program! Those funds will help Girls on the Fly continue creating opportunities for women and girls to build confidence, find community and experience the outdoors through fly fishing.

We had a wonderful group of ladies cheering one another on and sharing plenty of fun, laughter and support. Colorado poured rain on us for a while—but, true to form, the blue skies and sunshine eventually returned!

I caught three fish, every team did a fantastic job and, most importantly, we all had so much fun. I’m incredibly grateful to everyone who donated, pledged per fish, volunteered and supported this special event. What a day! 💛🎣

First, a huge THANK YOU to everyone who has already supported me! I’ve raised $525 toward my personal $2,000 goal, and I’m incredibly grateful for every donation. 💜

Trout of Control is also kicking butt! Our team is currently leading the fundraising with $4,315 raised—only $185 away from our $4,500 team goal. Altogether, the three Cast for Her teams have raised $9,215 toward the $10,000 overall goal!

A lot of the support so far has been through flat donations, which is amazing. But now, let’s make this a little more interesting…

One of the best parts of mountain living? Sometimes the perfect campsite is right in your own backyard. 🏕️🌲

Natalie has been begging to go camping, so we let her choose a spot in the meadow and set up the camper for a night with friends and family. She had an absolute blast—and we got to enjoy time outside together without the crowds or the drive!

It was such a fun little adventure, and I have a feeling meadow camping will become a regular tradition around here. 💛

For this edition of Exploring 285, we spent a little extra time with owner Drew to learn more about Bounties Brew Haus, the vision behind it, and everything they hope this new space will bring to our community.

Bounties is more than a place to grab a drink. It’s being created as a place to slow down, connect, explore new interests, and spend time together—with books, games, classes, community gatherings, themed events, and eventually space for private celebrations.

They’re currently open in their smaller upstairs location while work continues on the larger space, and their grand opening is planned for September 12!

Bailey homes recently followed two very different paths to sold.

Of 67 publicly marketed sales with complete listing histories:

🏡 32 attracted a contract within 30 days
⏳ 25 required more than 60 days
↔️ Only 10 landed between those two groups

Pricing history revealed an even wider divide:

• Homes that sold without reducing took a median of 12 days to go under contract
• Homes that eventually reduced took a median of 96 days
• 26 sellers reduced their price
• The median reduction was $35,000

Negotiation was also a normal part of this market: 68% of Bailey sales included a seller concession, with a median concession of $9,700.

Bailey isn’t simply a “fast” or “slow” market. Each property takes its own path based on price, condition, acreage, access, utilities, improvements and presentation.

🎣 HELP ME CAST FOR HER! 🎣

One of the most meaningful ways I’m able to serve our mountain community is as a board member for Girls on the Fly.

As a mom raising a daughter—and someone who has always found confidence and connection outdoors—I want girls to have opportunities to try hard things, learn new skills, connect with strong mentors and discover just how capable they are.

Girls on the Fly uses fly fishing and outdoor experiences to help girls build confidence, resilience, friendships, environmental stewardship and a stronger sense of self. I’ve had the privilege of helping at these events and seeing the impact firsthand.

On September 19, I’ll join my Trout of Control teammates at Lower Lake Ranch for the inaugural Cast for Her Fish-a-Thon. The event’s overall goal is $10,000, and my personal fundraising goal is $2,000.

There are two ways to help:
