**August 2026 Market Update | Highway 285 Corridor** π‘
What are the latest numbers telling us about our local foothills market?
August ended with **304 active listings**, up slightly from July but 6.7 percent lower than this time last year. Meanwhile, **57 homes sold**, a 16.3 percent increase from the previous month and the same number of sales recorded in August 2025.
Homes also moved more quickly. The **median time on market was 33 days**, down 21 percent from both the previous month and last year. The **median sold price reached $750,000**, up 3.4 percent from July and 2 percent from August 2025.
The bigger picture? Inventory remains tighter than it was last year, buyer activity strengthened during August, and well positioned homes continued to sell. Still, the market can look very different depending on the community, property type, condition, and price range. Bailey is not Conifer, and a mountain cabin does not follow quite the same playbook as a newer home closer to town.
