Life has been moving at full speed lately! Real estate has been keeping me busy, and I’m incredibly grateful for that. Every client and every transaction is different, and I love being able to give each one the time and attention they deserve.

On top of that, we’re in the home stretch of getting Cole ready for Portugal. Between visa paperwork, apostilles, emergency passport appointments, and travel planning… it’s been an adventure!

And because apparently I needed one more thing on my plate, we’re also tearing out all of our old laminate flooring and installing luxury vinyl plank throughout the house.

Needless to say, life has been full—but it’s all good stuff.

This carpet is only about 5 years old… 🤢

Living in the mountains, we don’t have lush, green lawns. We have dirt, pine needles, dust, and plenty of four-legged family members tracking it all inside.

We vacuum. We shampoo the carpets. We do our best to keep everything clean.

But after pulling up the carpet, I was honestly shocked. The amount of dirt and debris that had worked its way in between the carpet and pad was unbelievable. And seeing the stains on the back side made me realize there were spills and pet accidents that had soaked through years ago—even after repeated carpet cleanings. 🤢🤢

That was all the convincing I needed.

Needless to say… I won’t be ever installing carpet again. Luxury vinyl plank, here we come!

Has anyone else pulled up carpet and been completely grossed out by what they found underneath?

Sometimes real estate transactions can get pretty stressful between inspection objections, price negotiations, appraisal delays, and tight deadlines.

One of my favorite ways to de-stress is to put on anything that makes me want to dance, crank up the sound and just let go for a few minutes.

It’s all going to be there when I get back, but a simple reset helps me clear my head, improve my attitude, and show up as my best self for my clients.
