The Corpus Christi market can feel a little confusing right now because not every area is moving the same way.

Some neighborhoods are still seeing strong buyer interest, especially in areas close to the water or in popular pockets like Flour Bluff. In other parts of town, buyers may have a little more room to look, compare, and negotiate.

That’s why it’s important not to judge the entire market by one headline or one city-wide update. Real estate is local, and in Corpus Christi, what’s happening in one neighborhood may look very different from what’s happening just a few miles away.

If you’re buying, the area you’re focused on matters. A home in a high-demand pocket may require you to move quickly, while another area may give you more time to make a decision.

A lot of homeowners are in this exact spot right now: they would consider selling, but they keep coming back to the same question “Why would I give up my low rate?”

That’s a good question. A low rate is valuable, and for some people, keeping it may be the right move. But the decision usually gets a lot clearer when you stop looking at the rate by itself and start looking at the whole situation.

Does the home still fit the way you live? Do you need more space, less maintenance, a different location, or a layout that works better for your family? How much equity do you have, and what would your next monthly payment actually look like?

Selling does not make sense for everyone right now. But neither does staying in a home that no longer fits just because the rate is lower.

The best thing you can do is run the numbers, look at your options, and make the decision based on your life as a whole, not just one piece of the equation.
