Can you find a good meal in the San Gabriel Valley for $25 or less?

Episode 3 takes me to Plaza Produce in Glendora, a local market and deli that’s been around since 1978.

I ordered an Italian sandwich on sourdough and a soda. The sandwich was $13.19. With my $5 tip, I spent $18.19.

Good food, a local business, and money left in my pocket.

Today is my last full day in the Midwest and I and enjoying my coffee in the back porch. The last two weeks I had the opportunity to spend with my mom. She’s rolled 80 years end of September and then had a surgical procedure within the same week. So I got to be here for her b-day and to help take care of her while she’s healing up. We (actually just me) ate a lot of frozen custard. We went on long drives through the countryside. We checked out a musical highway, and found a few Geocaches. We drank coffee on the front porch swing and talked. We went to an OLD cemetery where some of the people died more than 150 years ago. I learned more about my family. I fixed an Iowa pump along with many other chores. I even visited Uranus. Uranus was hot and humid. Now I’m beginning to pack and start my journey home. I hate this part of the trip. And I am also very grateful that I get to do this. I’ll be back soon.

I’m putting it to the test.

Episode 2 takes me to Ray’s Tepeyac in Covina.

This is one of those local places that has been part of the community for years, and there were plenty of options on the menu that came in under our $25 challenge.

But here’s where I need your help.

Where should I go next?

I want your recommendations.

Not the trendy place you saw on TikTok yesterday.

Tell me about the place you actually go to.

A neighborhood favorite.
A family-owned restaurant.
A hole in the wall.
A food truck.
That place you take friends when they come into town.

And don’t just tell me the restaurant.

Can you find a REALLY good meal in the San Gabriel Valley for $25 or less?
I’m going to find out.

I’m starting a new community challenge to find the best meals around the SGV that won’t cost you $25 or more.

First stop: Porto’s in West Covina.

I went with the cilantro chicken salad and a Mango Bomb, and the whole thing came in well under $20.

That’s a pretty good start!

And I don’t want to pick all the places myself so I want your help!

Where is the best meal in the San Gabriel Valley for $25 or less?

I’m looking for the places that you actually visit.

The neighborhood spots.
The hole-in-the-wall places.
The places that don’t necessarily have a million followers but serve an incredible meal.

WHAT DO YOU SEE?
A huge mess or an opportunity? I’ll admit it. When I first walked into this house, I saw a LOT to deal with. STUFF EVERYWHERE…but that’s exactly why I was hired. Selling a house isn’t always putting a sign in the yard and waiting for an offer. There’s usually a lot of work that needs to happen first. And work that needs to happen fast! Clean it out, get it repaired, get it showtime ready…and get it sold. And THIS ISNT UNUSUAL…So if you’re looking at a house and thinking “there’s no way I can deal with this” Call Me! You don’t need to have the house in “ready to sell condition.” That’s where I come in.

24 homes.

That’s how many properties are currently for sale within one mile of where I’m standing.

And every one of those homes is competing for the attention of the same pool of buyers.

So here’s the question:

Does that give buyers the advantage, or sellers?

The answer isn’t as simple as counting the number of homes for sale.

Price matters. Condition matters. Location matters. And how your home compares to the competition matters even more.

That’s why I believe local real estate advise should be based on what’s happening around you, not what you’re hearing on the news.

He just turned 23 last week. It was the third day of the battle. He was supposed to go home before the battle broke out. He chose to stay behind and let another soldier go home. He took a mortar right to the middle of his chest. Instantly his torso was vaporized. His final seconds were filled with pain. He died in pain and he was scared. What was left was a gruesome sight. Just like that, he was gone. All of his dreams, his ambitions. He could have been a doctor, mechanic etc…He never got to meet a woman to call his wife. Never got to have children. Never got to see future generations. His death had a terrible impact on his sister, brother, Mom and Dad. It rippled for decades. They never saw him again. They only knew that we was in a far off place and had died there.
