Your home is likely your largest financial asset. But if you only look at the numbers, you forget you have to actually live there. If you only look at the lifestyle, you might miss out on a massive wealth-building opportunity.

The most successful homeowners use the 80/20 Strategy to find the balance:

80% Sanctuary: Does it fit your life for the next 7–10 years? We look for the "un-changeables"-the school district, the natural light, the commute, and the neighborhood vibe. If the "bones" of your life fit here, you’ve found your sanctuary.

20% Asset: We look at the property through an investor’s lens. Does the lot allow for an ADU later? Is the floor plan flexible enough for a growing family (higher resale value)? Is it in a "path of progress" neighborhood where appreciation is historically outperforming the average?

Before my clients sign, I ask one question: "If the market stayed flat for 10 years, would you still be happy you lived here?" If the answer is yes, the lifestyle is secure. If the data says the equity will grow, the asset is secure. When those two circles overlap? That’s when you make your move.

In the South Bay, "sitting still" can be the most expensive financial decision you make. If you’re waiting for 3% rates to return, you might be missing the bigger picture.

If you have $700k in equity "sitting" in a starter home, your wealth is capped by that property’s ceiling. Moving that capital into a higher-tier neighborhood (like Almaden or Willow Glen) allows your equity to compound on a much larger asset base.

If you are paying for off-site storage, a co-working space, or a 45-minute commute because your home no longer fits- you are already paying for your next house. You just don't live in it yet.

Don't let a "low rate" keep you in a "high friction" life. Your equity is a tool, make sure it’s working as hard as you do.
