What happens if the appraisal comes in higher than the contract price? 🏡💰
The short answer: That’s good news for the buyer! 🎉
If you’re under contract for $300,000 and the appraisal comes in at $325,000, the buyer is still purchasing the home for the agreed-upon contract price of $300,000. The appraisal doesn’t automatically change the purchase price.
That $25,000 difference simply means the appraiser determined the home is worth more than what you agreed to pay.
There’s a lot more to appraisals than just a number—which is why having an agent who can walk you through the process matters!
