For the month of June, I’ll be raffling off a dozen of my cupcake-size cheesecakes on behalf of Guiding Eyes for the Blind.

The mission of Guiding Eyes for the Blind is to provide guide dogs to people with vision loss, helping individuals gain greater independence and confidence through the support of exceptionally trained dogs.

It can cost up to $50,000 to train, care for, and support a guide dog throughout its working lifetime with a person who is blind. The impact these dogs make on everyday lives is truly incredible.
Guiding Eyes for the Blind is a 501(c)(3) nonprofit organization, and all services are provided completely free of charge to those in need. Their mission is only possible through the generosity and support of donors.

Let’s all come together to support such an amazing organization that changes lives every single day. Every donation, big or small, can make a difference.

To enter, Venmo $10 to my Venmo account and leave the notation “Dogs.” Your name will then be entered into the raffle for a chance to win a dozen of my cupcake-size cheesecakes from Daubie’s Cheesecake.

The raffle drawing will be held on Sunday, June 28th at 12:00 PM.

Overpricing a home is one of the biggest mistakes sellers can make because it usually ends up costing them both time and money. Here’s why pricing correctly from the start matters:

Today’s buyers have instant access to listings, price histories, and comparable sales online. If a home is priced too high compared to similar homes, buyers often skip it completely.

The First Few Weeks Matter Most. A new listing gets the most attention during the first 2–3 weeks on the market. If the price is too high:

* Fewer showings happen
* Buyers lose interest
* The listing becomes “stale”

Once a home sits too long, buyers start wondering:

* “What’s wrong with it?”
* “Why hasn’t it sold?”

Overpriced Homes Usually Sell for Less. Many sellers think they can “leave room to negotiate,” but the opposite often happens:

* The home sits
* Price reductions begin
* Buyers sense desperation
* Low offers start coming in

A well-priced home can actually create competition and sometimes sell above asking price.

Appraisals Can Kill Deals. Even if a buyer agrees to an inflated price, the lender’s appraisal may not support it. If the appraisal comes in low:

* The deal can fall apart
* The seller may have to lower the price anyway
* Valuable time is lost
