1️⃣ Inventory Holds Steady & Strong: With 492 active listings, our inventory remains robust. Buyers currently have a solid selection of options, maintaining the shift from the "seller's sprint" of years past to a more strategic, measured "marathon."

2️⃣ The "Freshness" Factor: There is a notable divide in how long homes are sitting. Active listings average just 21 Days on Market (DOM), yet homes that actually closed took 48 days and those under contract averaged 39.5 days. This tells us that while the "newest" homes capture initial attention, buyers are still taking a deliberate approach to negotiate and navigate the closing process.

3️⃣ The Luxury Reality Check: We are seeing a significant pricing gap. The average price for Expired/Withdrawn listings sits at $1.31M, while Sold homes averaged $764K. With those unsuccessful listings sitting for an average of 126 days, it’s a clear sign that high-end homes are hitting a "price ceiling" if they aren’t perfectly positioned.

💡 Takeaway
Lake Norman’s market is healthy but highly selective. We are firmly in an era of Strategy over Speed. With 373 homes currently under contract at an average of $901K, there is plenty of strong movement in the mid-to-high range, but buyers are no longer overpaying for "potential."

For Sellers: Presentation is everything. The difference between a quick 21-day win and a 4-month "expired" headache is your initial pricing and "polish."

For Buyers: This is your window of opportunity. With active inventory holding steady and slightly longer closing timelines overall, you have more breathing room and leverage during negotiations than we’ve seen in a long time.
