👀 Our buyer paid $2,000 to NOT buy a house.

And he was only a few days away from closing.

Most people would say that’s crazy.

But here’s the question:

Would you rather lose $2,000 today or spend hundreds of thousands of dollars on a home you’re no longer confident about?

Our buyer decided to walk away.

To do it, he had to give up his earnest money deposit.

The interesting part is that this wasn’t a $10,000-$20,000 deposit like we often see in this price range. We negotiated a much smaller deposit upfront, which gave him more flexibility if things changed.

Real estate isn’t always about getting to the closing table at all costs.

Sometimes it’s about understanding the risks, making an informed decision, and choosing the option you can live with long term.

What would you have done?

Walk away and lose the deposit, or move forward with the purchase?

Crazy hair… not so crazy interest rate opinion.

Too many buyers are building their entire plan around one assumption: “rates will drop soon.”

That’s a risky strategy.

If rates decrease later, great. Refinance and take advantage of it but buying should only make sense if you can comfortably afford the payment with today’s interest rate.

The market doesn’t always move the way people expect it to. Build your plan around financial stability, not hope.

💰 Just rented this beautiful home in Tarpon River, Fort Lauderdale for $3,150.

This type of home is a GOLD MINE and I’d love to own one for myself!

A lot of people just see a cute small house but I see endless potential in homes like this.

If I owned a property like this I would take advantage of the huge backyard and build an ADU (additional dwelling unit). Something like a garage with a 2 bedroom apartment on the second floor or 2 apartments, 1 unit on each floor.

Why would someone do that? That property is already worth a pretty penny as it currently stands, after adding an ADU it can produce an additional $2k - $3k per month. Building an ADU is costly and it can easily cost $200k - $300k but it will increase the properties value by a lot more than the cost.

This location also offers major land value appreciation, in the future it can be sold to a developer or redeveloped by the owner.

📈 There are so many ways to win with properties like this!!
