I love helping renters become homeowners, and here's a big reason why: Homeownership allows folks to build wealth, no matter their income level.

This quote from a realtor . com article sums it up:
“Homeownership has long been tied to building wealth—and for good reason. Instead of throwing rent money out the window each month, owning a home allows you to build home equity. And over time, equity can turn your mortgage debt into a sizeable asset.”

Think of it this way - if you've paid $1500/mo in rent over 5 years, you've spent $90,000 with no return on your investment. You may have saved on maintenance, but you're not building wealth.

I have sold 2 homes on Southlyn Dr in Kettering previously, and my seller contacted me from those signs in the yard. He had 5 offers on this house within 2 days of hitting the market and was able to close within a month for over his asking price!

Here’s how we did it -
- I provided a punch list of tasks to prepare the house to sell. They cleaned, mulched, and added some flowers to the front. 🌸
- I brought an outdoor rug, plant, and a little seating area for the front porch.
- Used my contact at Rite Rug to get a great deal on new carpet for the basement (thanks, Lisa Tilley!)
- Got beautiful, high-quality photos & floor plans from Next Door Photos! 📸
- Called on Tag Roofing & Restoration to help us work through a very expensive post-inspection request. The buyer is getting a brand new roof, and all my seller owed was the deductible on his insurance. 💰

I met contractors at the home and negotiated with the other party while my seller enjoyed his life in the Canton area.

I had a pre-listing appointment several weeks ago, and as I listened to why they wanted to sell, I realized a personal contact of theirs whose family was renting the home was the only buyer I could envision for the home in good conscience. 🧑‍🧑‍🧒‍🧒

I didn’t get the listing but that family closes on the home in a week or so, 🏡 and I couldn’t be happier with how it turned out. They gave me this super sweet movie night kit 🍿as a thank you for giving an estimation of value. I love what I do and how it allows me to help my clients in whatever way is best for them!
