🏡 A BIG CHANGE IS COMING TO HOME APPRAISALS — UAD 3.6

If you're buying or selling a home later this year, there's a change coming that I want Buyers, Sellers, and Agents to understand.

Beginning November 2, 2026, Fannie Mae and Freddie Mac will require the new UAD 3.6 appraisal format for new appraisal reports submitted through their Uniform Collateral Data Portal.

What we should do to prepare:

✅ SELLERS: Document improvements, remodeling, additions and important property features.

✅ BUYERS: Get documents to your lender quickly and don't wait on appraisal-related requests.

✅ AGENTS: Have an appraisal package ready with accurate property information, improvements and relevant market information.

One important distinction: this mandate specifically involves appraisal reports submitted for Fannie Mae and Freddie Mac lending, so it doesn't mean every appraisal in every type of transaction suddenly changes November 2.

Preparation can prevent surprises — and hopefully prevent unnecessary closing delays. 🏠📋

🏡 2½ YEARS. HUNDREDS OF HOMES. 4 COUNTIES. And my clients FINALLY found THE ONE! ❤️

We searched. And searched. 😂
Their house-hunting adventures took us through five different counties and through hundreds of homes. There were plenty of “maybe” houses, quite a few “definitely not” houses, and a couple that came close…
