The market climate has CHANGED… and if you’re a buyer who knows how to take advantage of it, there are some incredible opportunities right now. 👀🏡

I’m seeing buyers win by:

⬇️ Getting homes significantly UNDER asking price
💵 Negotiating seller concessions to buy down their interest rate

The strategies that worked a few years ago aren’t necessarily the strategies that are going to get my clients the best deal today.

I have a buyer right now who is getting creative with an assumable VA loan. We got his current home under contract, and he has now started the assumption process on the home he’s purchasing. If he qualifies with the current mortgage holder, he may be able to assume a much lower interest rate — potentially saving hundreds of dollars every month. 💰

⚠️ An assumable loan isn’t a quick or guaranteed process. It can take 45–60 days or potentially longer, depending on the servicer and circumstances, and qualification is required. But when the numbers work? It can be an incredible strategy.

BUYERS — LET’S GET CREATIVE. 🔥

This isn’t the market to sit on the sidelines waiting for the “perfect” opportunity.

It’s the market to have a Realtor who understands the climate, knows what to negotiate, and is willing to think outside the box. 🧠🏡

The market changed. The strategy needs to change with it.

🏡✨ CLOSING DAY in Argyle, Texas! ✨🏡

Today I got to celebrate the closing of a very special client, and this one just makes my heart happy. 🤍

We took his fixer-upper in The Vintage to market, and the outcome was SO much better than the off-market investor offers he was receiving. 🙌🏼 The home primarily needed cosmetic updates, and by taking it to the open market, we were able to get him a much stronger sale price and ultimately net him significantly more than what he would have received going the iBuyer route with companies like Opendoor. Negotiating stronger terms netted more money as a whole too! It’s not always just price.

But honestly… this is why I love what I do. ❤️

Helping my clients navigate tough timelines, hard circumstances, and big decisions — and finding a path that helps them reach their goals — brings me so much joy.
