Something most homeowners in Denton County don't understand: a lower tax rate doesn't automatically mean a lower tax bill.
Denton County commissioners approved the lowest property tax rate since 1986 for FY 2025-2026. That's genuinely good news. But if your home's appraised value increased, your actual bill could still be higher year-over-year.
This week on Wisdom Wednesdays With Withers, I break down:
→ The difference between your tax rate and your tax bill
→ What Texas Prop 13 (school homestead exemption now at $140K) means for you
→ The one annual deadline every Texas homeowner needs on their calendar
Real estate education shouldn't be gatekept. If you're a homeowner in Denton County or the DFW area, this one's worth your 90 seconds.

309 Railroad Ave | Sanger, TX | $309,000
3 bed · 2 bath · 1,384 sqft · No HOA · Sanger ISD · Built 2025
Here's what the builder and preferred lender are putting on the table 👇

💸 2-1 RATE BUYDOWN (builder paid, up to $7,500)
Using FHA financing at today's 6.65% rate, here's what your payment actually looks like:

🌩️ Hail season is here — is your roof ready?
Here's something most homeowners overlook: your roof condition directly impacts your insurance premium. Wind and hail damage make up 42% of all homeowner insurance claims nationwide. Insurers are paying close attention to what's sitting on top of your house.
The good news? If you upgrade to impact-resistant roofing materials, you could qualify for up to a 35% discount on your homeowner's insurance. And with average premiums now topping $3,000/year — up 46% since 2021 — that discount adds up fast.
If your roof is pushing 20+ years, it might be costing you more than you think. Get an inspection, call your agent before you replace anything, and let your roof start working for you.

Natural light isn't just a "nice to have" — it's a mood, a vibe, and apparently a dealbreaker for a lot of people. 😅☀️
As someone who personally will NOT compromise on natural light in a home (yes, I'm that guy), this Redfin data hit different. 44% of people would take a smaller home just to get more sunlight. And honestly? I get it.
67% say it affects how happy they feel at home. Nearly 1 in 3 say it affects them a lot. The #1 reason wasn't resale value or design — it was mood and mental well-being.
So I gotta ask… on a scale of 1–10, how important is natural light to you in a home?

Spring is one of the busiest times of year to buy a home — and competition is picking back up in a lot of markets, especially popular neighborhoods.
The good news? You don't need to be the highest offer to win. You need to be the smartest one.
Here are 4 ways to give your offer an edge this Spring:

Lead with a realistic offer. If a home is priced well and getting attention, lowballing could cost you the deal entirely. Know your local market and make an offer that reflects it.
Know your ceiling — and the risks of going over. If you go above asking, understand that if the appraisal comes in lower than your offer, you'll be covering that gap out of pocket. Know your number before emotions take the wheel.
Keep your offer clean. Sellers love simple. Fewer conditions, fewer contingencies, fewer headaches. A clean offer can beat a higher one every time.
Be flexible on terms. Does the seller need more time to move? A fast close? Find out what matters to them — your agent can ask. Flexibility here can set you apart without costing you a dime.

The Spring market rewards prepared buyers. If you're thinking about making a move, let's talk strategy before you fall in love with a house.

Closing day is always a good day, but this one hit different. My buyers are now the proud owners of this stunning lakefront home on Moss Lake — with views that stretch across the entire lake. Couldn't be happier for them. Welcome home! 🏡✅

Tag a neighbor who just got their appraisal notice and immediately questioned their life choices. 😂
Every year it's the same story: appraisal district sends a new value, it goes up (again), and when you ask how they got there... it's basically "trust us."
Here's what most people don't realize: you can protest it. The process isn't as painful as they want you to think. And a lot of people who do it walk away paying less.
If your home value jumped this year and you're wondering if it's legit — it might not be. And you have options.
Share this so your friends stop overpaying. 👇
