The Denton County housing market just got a lot more serious, and that's a good thing if you know how to use it.

Summer brought the crowds: buyers casually browsing open houses and sellers testing sky-high prices just to see what happens. Fall clears all of that out.

What's left is smaller, but every buyer and seller still active has a real reason to be here. For buyers, that usually means less competition and more room to negotiate. For sellers, it means pricing correctly matters more than ever, because the shoppers left are motivated and paying close attention.

There's a new restaurant opening in downtown Denton and I am genuinely hyped about this one.

Smithers Smokehouse is opening on the square at Industrial and Hickory, and it's owned by a family who has lived in Denton and been making great BBQ for years. I know the owner personally and this guy has been grinding to get this off the ground. This isn't some corporate concept, it's a local family finally getting their shot.

They're targeting next week to open, pending city inspections, so keep an eye out. When they open, go show them some love. Denton shows up for its own.

When's the last time you actually looked at your homeowners insurance policy? If it's been more than a year, you've got company. Over 40% of homeowners are in the same boat, and it's usually the worst possible time to find out your coverage didn't keep up with your house.

A few things worth checking before you ever need to use it: what it would actually cost to rebuild your home today (that's a different number than what it's worth on the market), whether every kitchen remodel, bathroom addition, or new roof you've done since you bought the policy is reflected in that rebuilding cost, whether your claims get paid at replacement cost or actual cash value (huge difference), what your deductibles actually cover (hail and wind are the usual suspects around here, though I've also seen "kid left the upstairs sink running" turn into a full claim), and whether anything about your house or what's in it has changed enough that your coverage should change too.

One phone call and one question to your agent, "if I had to rebuild my house today, would my current policy cover it," can save you a very bad day later. And if you're not thrilled with your current provider, I've got people I trust who'd be happy to take a look.

Sold: 424 Casie Ct in Denton, and this one's a good example of what house hacking can do.

Our seller bought this duplex back in 2021 for $310,000. He lived in one side and rented the other for $1,348 a month, letting that rental income help cover his mortgage while he built equity. This month, the property sold for $382,500, that's $72,500 in appreciation, roughly 23% over about five years, on top of years of rental income he never had to spend down.
