Title Insurance vs. Homeowners Insurance: What’s the difference? 🏡

Many buyers assume these do the same thing, but they protect 2 different aspects of homeownership!

Title Insurance protects your legal ownership of the property by covering issues that occurred *before* you purchased the home, such as:
▪️Undisclosed heirs
▪️Forged documents or signatures
▪️Unpaid liens
▪️Errors in public records
▪️Ownership disputes

Homeowners Insurance protects the physical home and your belongings against *future* events, such as:
▪️Fire
▪️Weather related damages
▪️Theft
▪️Certain types of water damage
▪️Personal liability (depending on the policy)

Title Insurance is a one-time fee paid at closing that protects you as long as you own the home, while Homeowners Insurance requires ongoing premium payments to maintain coverage.

Proration is the process of dividing certain expenses between the buyer and seller based on the portion of the year each party owns the property.

For example, property taxes may be prorated at closing so that each party pays their share for the time they owned the home.

Earnest money is a good-faith deposit made after going under contract to show the seller you’re serious about buying the home.

Once submitted, it’s held safely in an escrow account, often with the title company, and applied toward your down payment or closing costs.

This month, we are thrilled to put the spotlight on an absolute fixture of our team, Martha Brown, our Funding Manager! Having marked two full decades with Title Resources this past April, Martha has been an anchor of consistency and excellence for our office.

In her role as Funding Manager, Martha tackles the critical final steps of our files. She handles everything from securing lender approvals on closing documents and issuing checks and wires to shipping docs, recording ownership and loan details, and managing bank accounts with total precision.

As for her favorite part of the work, Martha notes that while it’s easy to get bogged down in the day-to-day details, the big picture makes it all worthwhile: knowing those individual pieces add up to helping people achieve the dream of homeownership.

Away from the desk, Martha loves staying active and connected—whether she’s spending quality time with her nieces and nephew, baking up something delicious, traveling, or checking off the U.S. map state-by-state with her book club!

We cannot thank Martha enough for her unwavering commitment and incredible expertise over the last 20 years.
