A thorough inspection is important, but making sure our clients understand the findings and recommendations is just as valuable!

That's exactly what Kelsey appreciated about Patrick's inspection, along with the great work Shad and Erik provided on the sewer scope.

Buying a home is a big decision, and we're glad to hear our team made the process a little easier with clear explanations, helpful information, and friendly service.

Great work, Patrick, Shad, and Erik! And a big thank you to Kelsey for trusting our team and sharing such thoughtful feedback!

Agents, here's a plumbing material worth knowing about!

Christian recently came across this polybutylene (PB) piping, a material commonly installed in homes from the late 1970s through the mid-1990s.

So why does it matter? PB piping has a history of premature failures involving both the pipes and their connections, which can result in unexpected leaks and water damage.

The tricky part is that the plumbing may be working perfectly fine today with no visible signs of leakage. That doesn't necessarily tell us how well it will hold up over time.

If PB piping is identified during an inspection, we recommend having a qualified plumber evaluate the system and discuss replacement options. It's also worth checking with the buyer's insurance provider about any coverage requirements.

For agents, understanding these materials early can help your clients make informed decisions and avoid surprises later in the transaction.

Well, that's not a typical roofing material.

Christian shared this bullet found embedded in a roof shingle. The crazy part? This isn't the first time we've seen this. We've actually encountered bullets embedded in roofs a few times over the past 10 years!

We can't say how it got there, but it certainly got the team talking.

Just when you think you've seen it all after years of inspecting homes, something comes along to remind you that there's always something new to discover.

A great home inspection report should do more than point out issues. It should help buyers understand what's going on with the home and why certain repairs may be needed.

That's exactly what Marilyn appreciated about Jake's inspection! From the detailed descriptions to the clear photos, his report helped her feel confident and informed about her new home.

A big shoutout to Jake Utiguard for his excellent work, and thank you to Marilyn for taking the time to share such thoughtful feedback!

Thermal imaging can tell us where to look, but it doesn't always tell us what's going on.

Jake noticed this temperature anomaly below a shower. A cooler area could indicate moisture, but a thermal image alone isn't enough to confirm a leak.

The next step is to check with a moisture meter where possible and look for supporting evidence before drawing conclusions.

Good inspections aren't about making assumptions. They're about knowing what to look for, how to verify it, and reporting what the evidence actually supports.

When someone who's familiar with property inspection reports takes the time to recognize the quality, thoroughness, and detail of ours, that means a lot!

A big shoutout to Chris Ratto for his great work, and thank you to Larry for taking the time to share such thoughtful feedback.

We appreciate the opportunity to help our clients make informed decisions about their properties. Keep up the great work, Chris!

Not everything worth noticing on the job makes it into an inspection report.

Anthony spotted this group of wild turkeys and shared the moment with the team. Colorado has a way of reminding us to look up from the checklist once in a while.

A home makes a pretty good classroom when the topic is home performance!

Agents, join us TOMORROW, October 14th, for a FREE, interactive training with Master Inspector, Andrew Sams at a beautiful active listing just across from Sloan's Lake in Edgewater.

We'll walk through the home and explore how building performance affects home health, comfort, and energy efficiency. It's a great opportunity to see these concepts in action, ask questions, and gain some practical knowledge to share with your clients.

The event runs from 3:30 to 5:30 PM and includes 1 hour of CE credit.

DM us for details and the Eventbrite link to RSVP and secure your spot!

A 1967 home. An electrical panel. And a few purple connectors that deserve a closer look.

These AL/CU connectors caught our attention because they can be a clue that aluminum branch wiring is present.

Noticing little details like this is critical with inspections. Buying an older home? Know what you’re working with.
