Unfortunately, a lot of agents still call this a “marketing plan”:
Take a few iPhone photos
Throw it on the MLS
Put a sign in the yard
Add a lockbox
Post once on social
And hope it sells.
That may have worked years ago… but in today’s market, that leaves money on the table.
Real marketing is strategic, aggressive, and customized.
For my listings, that means:
• Professional staging guidance
• Intentional professional photography + drone video
• Cinematic property videos & lifestyle reels
• Paid social media advertising
• Custom property websites
• Broker opens + strategic events
• Massive online exposure across multiple platforms
• Constant follow-up with buyers and agents
• Weekly strategy adjustments based on market activity
• Dedicated contract-to-close support
• Strong negotiation backed by experience
I also invest heavily behind the scenes in marketing, systems, networking, and visibility to make sure our listings stand out instead of blending in with everything else online.

Got 30 days before your home hits the market? Here’s exactly where I’d focus your time and money to help it sell faster and stronger in the current Dripping Springs/Wimberley market. 🏡

After years in real estate, I can tell you this: some updates matter a LOT… and some are just expensive distractions.

Here’s my priority list when we need to get a home market-ready quickly:

✨ WEEK 1: Handle the Must-Dos
• Deep clean everything. Windows, baseboards, grout, fans… all of it. Buyers notice cleanliness immediately, and a clean home feels well cared for.

• Declutter hard. Take out at least half of what’s on counters, shelves, and in closets. Buyers need space to picture themselves living there.

• Fix the little things. Dripping faucets, chipped paint, loose handles, squeaky doors. Small deferred maintenance can make buyers wonder about bigger problems.

✨ WEEK 2: Easy Updates with Big Impact
• Fresh neutral paint. Nothing freshens up a home faster or gives a better return.

• Update old light fixtures and hardware. This is one of the simplest ways to modernize a space without a major renovation.

• Clean or replace worn carpet if needed. Flooring makes a huge first impression.

✨ WEEK 3: Curb Appeal Time
• Power wash the driveway, sidewalks, patios, and exterior if needed. Makes a home feel fresh instantly.

• Add fresh mulch and trim landscaping. Buyers absolutely judge a home before they walk inside.

• Paint or refresh the front door. It’s the first thing they touch and sets the tone for the showing.

✨ WEEK 4: Presentation Matters
• Professional staging (even light staging) can make a massive difference in photos and showings.

• Professional photography is non-negotiable. Most buyers see your home online before they ever step foot inside.

And honestly? Skip the huge remodels right before listing. In most cases, if it can’t be completed quickly and strategically, it’s probably not the best use of your money right now.

The goal is simple:
Clean. Bright. Well-maintained. Move-in ready.

That’s what sells.

These first-time homebuyers found a house they truly loved, but after the inspection, everyone started feeling overwhelmed. The roof and AC concerns had us close to walking away.

Instead of giving up, we got creative.

I suggested the sellers explore a possible insurance claim for the roof, and we structured a solution to roll the AC cost into the mortgage by adjusting the purchase price. It’s not always possible, but sometimes the key is simply having the right team willing to think outside the box.

So grateful for amazing partners who help make solutions happen instead of just pointing out problems.
