3 things to know about the Dripping Springs market right now 👀

1. Prices have cooled off... but they're still way above pre-pandemic levels.
Median sale price has dropped for 4 straight years since the 2022 peak of $760K, now at $600K so far this year. But rewind to 2018-2020 and homes were going for $463K-$505K. Even after all this cooling, we're still up nearly 30% from pre-pandemic pricing. The market gave a lot back, but not everything.

2. Homes are taking longer to sell.
Median days on market is up to 60 (that's 15 days more than this time last year), and average DOM jumped to 75. If you're a buyer, that's real breathing room to make a decision without feeling rushed.

3. Buyers have some leverage right now.
Homes sold about 3.27% under asking price in August, and that gap is wider than it was last year. Fewer sales are closing too (-9.8% YoY), which tells me sellers who price it right and present well are the ones still winning.

Bottom line: if you've been waiting for "the market to crash," that's probably not happening — but if you've been waiting for room to negotiate and breathe, this might be your window. 🏡
