Give me an older home with mature trees, original details, and a little personality any day. 🏡

There’s just something about them. The architecture is more interesting, the neighborhoods feel established, and many were built with some seriously good bones.
Of course, loving the charm doesn't mean we ignore what's behind the walls.

Cast-iron plumbing, foundation movement, older electrical panels, sewer lines, previous additions, tree roots... these are all things worth investigating.

Not because they're automatic dealbreakers.

Because when you find a house this cute, we want to know exactly what we're falling in love with. 😍

Do the inspections. Ask the questions. Understand the house.

And then go back to admiring those original floors.

It’s been nearly two years since Buyer Broker Agreements became part of the home-buying process, and I still get asked:
“Why do I have to sign something before you can show me a house?”

Fair question.

The simple answer? It establishes exactly how you and your agent will work together.

It covers:
✔️ Representation: Who is working for YOU and your interests.
✔️ Expectations: What you can expect from your agent throughout the process.
✔️ Compensation: How your agent gets paid and whether you may have any financial responsibility.
✔️ Advocacy: Who’s helping you evaluate homes, negotiate, navigate inspections and contingencies, and get to closing.

And the big one:
Signing one does NOT mean you’re agreeing to buy a house.
You’re agreeing to the terms of the working relationship.

It’s about clarity, transparency, and knowing exactly who’s in your corner before we start opening doors.

One of the things I look forward to every week.

We get out, tour some wonderful homes, see what's new in the Dripping Springs market, and learn from some of the best agents in the area.

Because no matter how long you've been doing this, there's always another house to see, another conversation to have, and something new to learn.

Plus, getting a group of local agents through these listings? That's some pretty great grassroots exposure for our sellers.

HOAs.

Sometimes they protect your property value.

Sometimes they make you feel like you're one unauthorized mailbox color away from going to jail. 😅

To be fair, they're not all bad.

A good HOA can help:
✔️ Keep common areas maintained
✔️ Protect neighborhood standards
✔️ Manage community amenities
✔️ Prevent your neighbor from turning their front yard into a permanent boat/RV/tractor storage facility
✔️ Help maintain property values

All very reasonable.
And then you get a letter because your trash can was visible for approximately 14 minutes too long.

Look, rules are rules.
But if you've ever lived in an HOA...
You know.
You KNOW.

I’ve seen buyers fall in love with a house.....and then realize they didn’t love the neighborhood.

That’s why I always encourage people to spend a little extra time before making an offer.

Drive the streets.
Roll the windows down.
Take the route you’ll use every day.
Come back in the evening.
Pay attention to how the neighborhood feels—not just how the house looks.

A kitchen can be remodeled.
Paint can be changed.
The location? That’s a much harder fix.
You’re not just buying a house.
You’re choosing where everyday life is going to happen.

This is a conversation I'm having with more homeowners lately.

You love your house.

Your mortgage rate is hard to walk away from.

But you've also built equity, your life has changed, and you're starting to wonder whether staying still makes sense simply because your current payment is comfortable.

My answer?
I wouldn't tell you to sell until we did the math.
What could your home realistically sell for?
How much equity would you walk away with?
What would your next home cost?
And most importantly, would moving actually make your life better?
Sometimes the numbers say move.
Sometimes they say stay exactly where you are.
Either answer is fine with me.

A few simple tricks:

⬇️ Make tall ceilings feel lower with a darker color overhead
↔️ Make a room feel wider or narrower with strategic wall color
🤍 Open up a space with lighter, continuous tones
🕯️ Create a cozier feel with deeper colors
