Austin Housing Weekly Update : Mortgage rates just spiked to 6.95%, the sharpest weekly jump in months, with real quoted rates closer to 7.125-7.25%. City of Austin active listings: 4,692. Last year: 5,152. Down 8.9%. Months of inventory down 15.2%. But median sold price is still down 3.2% and only 10.34% of homes closed above list, less than last September. Supply is tightening. Price hasn't caught up. Full report :

🔥 August 2026 Top Austin-Area Opportunities. 100 Austin-area homes, every one of them priced below assessed tax value, every one with a price cut already on the board, ranging from $200K to $335K.

The one to watch is 11808 Jamie Dr in Manor, a 2017 build with 2,216 sqft that sold for over $360K in 2023, went through foreclosure, and is now asking $245,000.

That is $86,168 under tax value and $110 per square foot, the second cheapest on the entire list. :
