🍂 Happy Almost First Day of Fall! 👀

If you’re ready to go leaf peeping around Durango, here are a few of my favorite places to enjoy Southwest Colorado’s fall colors:

🍁 La Plata Canyon
A beautiful nearby escape with golden aspens, mountain views and plenty of photo opportunities. Check current road conditions before heading farther into the canyon.

🍁 Highway 550 toward Purgatory
An easy scenic drive with changing elevations, colorful hillsides and several places to safely stop and enjoy the view.

🍁 The San Juan Skyway
Continue toward Coal Bank Pass, Molas Pass and Silverton for one of the most spectacular fall drives in Colorado.

🍁 Vallecito Lake
Enjoy the contrast of golden aspens, evergreen forests, mountain scenery and the lake—all in one relaxing drive.

🍁 Hermosa and the surrounding trails
A lovely option for anyone who would rather experience the colors on foot or from a quieter country road.

🍁Purgatory Hike
Purgatory Flats provides a great view of colors and enjoy a nice snack or lunch down by the water. Rio loves this hike. I will keep note if it dries out enough after all of this wonderful and much needed rain.

Friday Front Porch Funnies 🏡🐾

Happy Friday from Rio and me! As the mornings start feeling a little cooler in Southwest Colorado, there’s nothing quite like a good front porch, a warm cup of coffee, and a terrible real estate joke. ☕🐾

And while closings may occasionally come with a few chills, having someone there to guide you through the details can make the journey feel a whole lot warmer.

🍻 PROST! Oktoberfest season is coming to Durango! 🥨

We’re lucky to have two big celebrations this year, beginning with Purgatory Oktoberfest on September 19 and followed by a full weekend of festivities in downtown Durango.

I love them both, but can only make it to one this year - Oktoberfest Durango:

📅 September 26–27
⏰ 11:00 a.m.–6:00 p.m.
📍 Buckley Park in downtown Durango

Expect b**r tents, live music, delicious food, vintage games, local vendors and plenty of community fun—all while supporting the Durango Farmers Market.

This celebration is being organized by Carol Clark, whose history of giving back to Durango spans decades. Carol helped start the Durango Farmers Market and now runs Union Social House, another welcoming place built around community and connection. It feels fitting that she is helping bring Oktoberfest back to Buckley Park!

We’re grateful for this much-needed rain in Southwest Colorado, but all that water can quickly create dangerous conditions.

Enjoy the rain, stay alert and please don’t get swept away!

One of the best things you can do in real estate is give yourself time.

If selling is even a possibility in the next several months, you don’t need to start packing today—but you can start preparing. Small repairs, thoughtful organizing, understanding your home’s current value, and knowing what buyers are responding to can make the process feel much more manageable when the time comes.

Here in Durango and Southwest Colorado, timing, condition, and presentation can all play an important role in how a property enters the market.

Preparation creates options—and options create confidence.

🌾 Community Spotlight: The Farmers Table

There is something special about gathering around a table—especially when the meal celebrates the farmers, ranchers, food producers and chefs who help make Southwest Colorado such a remarkable place to call home.

The Farmers Table is the Durango Farmers Market’s signature farm-to-table fundraising dinner, featuring a thoughtfully prepared multi-course meal made with ingredients sourced directly from market vendors.

Proceeds support the Durango Farmers Market’s educational programs, community outreach and work to strengthen local agriculture throughout the Four Corners region.
