Georgia Offers Unique Opportunities for Young Homebuyers
A recent study reveals that Georgia is not among the top destinations for young homebuyers, ranking 39th for mortgage applications from adults under 35. Only 17.9% of conventional mortgage applications in 2025 come from this age group. With a typical home value of $333,559, Georgia sits above the price point of states that attract more young buyers—those with average home values under $300,000.

As someone who has spent years guiding clients through the deeply personal process of buying or selling a home, I see firsthand how factors like home values can shape who enters the market. For young adults, affordability often determines whether they can take that first step toward homeownership. My approach is always to protect your interests and help you navigate these challenges, making the process clear and as stress-free as possible—because real estate should feel personal, not just transactional.

US Buyers See More Builder Incentives | Protecting Your Interest While Buying or Selling Your Home
It's no secret that navigating the new-home market right now means facing a unique set of challenges. Builder confidence across the US held steady at 35 in late Q2, marking the 14th consecutive month it’s stayed below 40. That’s a clear sign of the ongoing pressures—affordability, costs, and mortgage rates all factoring in. For buyers, this translates to more builder incentives: over 60% of builders offered sales incentives in late Q2, and roughly 35% reduced prices, with an average price cut of about 6% for new-home buyers nationwide.

Industry leaders are pointing to a significant shortage of homes—about 1.2 million across the country—which means the market is likely to remain cautious until some of the barriers to building are addressed. In fact, a recent study showed that regulation, taxes, fees, and related costs now add more than 25% to the average single-family home price. That’s a major factor in affordability, and it highlights just how much positive change true reform could bring to buyers and sellers alike.

Right now, current sales conditions sit at 38, future sales confidence is at 45, and prospective buyer traffic remains at 25. It’s a market that calls for careful guidance and a commitment to protecting your interests through every decision. My approach as an Associate Broker-Realtor is always to provide the steady, service-driven support you need—especially when the path ahead requires both strategy and patience.
