A change is coming to the appraisal process and sellers should know about it before they list it.
Beginning November 2, 2026, Fannie Mae and Freddie Mac are moving to a more detailed appraisal reporting standard known as UAD 3.6.
For homeowners, the important part is this. Appraisers will be collecting and reporting more detailed information about the property, its condition, and its features.
That means accurate information and good documentation may matter more than ever. When I prepare a home for market, I don’t want the appraiser trying to piece together important details after the fact. I want the relevant information organized, verified, and ready to present to the Appraiser.
Upgrades.
Major improvements.
Permits when applicable.
Property features.
Comparable market evidence.
The goal is to make sure the property is accurately represented and important information isn’t overlooked. Better preparation creates fewer surprises and in today’s market, that matters.
