“Moving up” doesn’t always mean going bigger.
Sometimes it just means finding a better fit.

I talk with a lot of homeowners who think the next move has to be more square footage, a higher price tag, or the “forever home.”

But most of the time, that’s not really what people want.

The hard part is when selling and buying at the same time enters the picture. Without a clear plan, it can feel overwhelming fast. Timing, pricing, contingencies, and market conditions all collide, and people feel rushed into decisions they’re not fully confident about.

Had one of those real estate moments today that you just have to laugh at. Baby Boomer seller, buyer comes in over asking, everyone’s feeling great… and then the buyer asks if the seller will replace a GFCI outlet. Just like that, we were no longer negotiating real estate, we were reenacting a major historical event. Over a $15 outlet. On an over-asking offer. This market is wild, people are wild, and somehow this is still my job. Never a dull day. 😩 ❤️
