**Rent is Due on the 1st… Not the 5th**

It’s 11:57 PM on the 5th.

A tenant suddenly remembers: **“I need to pay my rent!”**

They log in, submit the payment at 11:59 and breathe a sigh of relief. *Made it.*

Except…they didn’t.

This is where one of the biggest misunderstandings about rent happens. **Rent is due on the 1st.** The days that follow are a **grace period**—they do not change the actual due date to the 5th.

And waiting until the final hours of the grace period can backfire. If a payment is submitted so late that KDM does not receive it until the next business day, the grace period has ended and the **$100 late fee applies.**

The easiest way to avoid that phone call?

**Don’t make the 5th your payment date. Make the 1st your payment date—and let the grace period be exactly what it was intended to be: a grace period.**

Plan ahead. Pay on time. And save that $100 for something you actually want to spend it on.
