🏡✨ What a weekend! 🎉

Not gonna lie… this one had me refreshing my phone for about 36 hours. 😅

My buyers found a home they loved and found themselves in a multiple-offer situation. There was a lot of back and forth, plenty of waiting, and more than a few emotional ups and downs along the way.

As a VA buyer competing against conventional financing, there were definitely moments when we weren’t sure which direction the sellers would go. But when the dust settled, their offer was the one that got accepted, and we’re officially under contract! 🎉🏡

This is a great reminder that a strong offer is about more than just the type of financing. Preparation, communication, strategy, and having the right team in your corner can make all the difference.

I’m incredibly excited for my buyers and grateful for the opportunity to help them navigate the journey to homeownership. Now on to inspections and the next chapter! ❤️🇺🇸🏡

🚨Long Post Alert

Yesterday’s Code of Ethics class was a good reminder of something every real estate agent walks a fine line with.

About a month ago I spoke with a new lead a couple of times. The first conversation went great. After the second, I was notified he wanted to work with another agent because he felt I didn’t know the area(s) well enough.

Here’s the part a lot of people don’t realize: as Realtors, we can’t tell you what the “good” neighborhoods are, rate schools, or comment on crime. Those things fall under Fair Housing laws. What we can do is provide resources and point you to public information so you can make the best decision for yourself.

So that’s exactly what I did and shared links and suggested driving the areas at different times of day, calling schools, and even speaking with local police or sheriff departments.

At the time, being let go didn’t feel great (not one bit🥲). But looking back, I know I did the right thing. Sometimes doing your job ethically means not giving people the answer they expect.

And I’ll take integrity over an easy sale every time.

Showed a home on Dearborn last night in Overland Park and apparently it came with about 10 very nosy neighbors. No HOA, just HOA (Herd of Animals). Inventory is low, but apparently wildlife is up.😂
