Should you fix your house up before you sell, or sell it as-is? We get asked this all the time.

The honest answer: not every dollar you put into a house comes back when you sell. The small projects usually make the biggest impact. Think paint, light fixtures, cleaning up the yard, and the 3 Ds (declutter, deep clean, depersonalize). The big remodels, like a new kitchen or primary bath, rarely pay back dollar for dollar.

Selling as-is can be the right call too, for an estate, a tight budget or a quick move. Price it for what it is and it will still get attention.

It all depends on your goals, your timeline and your budget. If you’re thinking about selling in Summit County, call us before you call the contractor. We’ll walk through the house with you and help you figure out what’s worth doing.

We’re doing the Summit Metro Parks Fall Hiking Spree this year, and you’re coming with us! 🍂

Trail 1 was the Seneca Trail at F.A. Seiberling Nature Realm, a 1.4 mile loop with an overlook, a valley climb, gorgeous fall color, and a walk through the herb garden at the end. We also met a buck along the way 🦌

As of October 1st, the average 30-year rate was 7.28%, according to Freddie Mac. A year ago it was about 6.3%.

On a $250,000 loan, that's roughly $157 more a month in principal and interest, or about $1,900 a year. That's real money. It's also manageable with the right plan, and here in Northeast Ohio our home prices are still more reachable than most of the country.

Three things that matter if you're buying right now: ✅ Shop at least two or three lenders ✅ Ask about a rate buydown, and whether the seller will help pay for it ✅ Buy a payment you're comfortable with today, not one you're hoping to refinance into

Whether it was ever in the house matters less than whether it's still live. Before you write an offer, ask three things:

- Is any of it still active, or has it been disconnected and replaced?
- Is there paperwork from the electrician who did the update?
- Will your insurance company cover the home as is?

That last one is the one buyers miss. Some insurers won't write a policy on a home with active knob-and-tube until it's replaced, and your lender won't close without insurance. Call your insurance agent early, not the week before closing.
