The biggest mistake I see buyers make has nothing to do with which house they choose.

It’s shopping at the very top of what they’re approved for… and assuming that means it’s what they should spend.

Pre-approved for $350K ≠ comfortable at $350K.

Before you decide what your “budget” is:

→ Look at the actual monthly payment, not just the purchase price.
→ Remember taxes, insurance, utilities + maintenance exist too.
→ Leave room for the things you still want to do after you buy the house.
→ Decide what monthly payment feels comfortable before you fall in love with something.
→ Tell your agent your comfort zone, not just your maximum approval.

Because you still deserve to take the vacation. Replace the car. Go out to dinner. Handle the unexpected expense without panicking.

Your home should make your life better, not become your entire life.
