📣📣PSA TO ALL ACTIVE DUTY MILITARY WHO ARE CONSIDERING BUYING A HOME:

If you cannot guarantee that you will be stationed here for at least 2 years, DO NOT buy home! While the VA loan has some amazing benefits, with a zero down loan, you likely will not have enough equity to sell until after 2 years of ownership. At 2 years, you may just barely break even. 3+ years of ownership is ideal. This does not apply if you will be renting the house out, or are buying well under market value.

I wanted to share because I've seen too many of our military families buy a house and then suddenly get orders a short time later. They end up not having enough equity to sell without taking a significant loss, leaving them in a tough situation.

Here's another tip to consider for all of you home buyers! Don't let the escrows catch you off guard, speak with your lender and insurance agent about taxes and insurance before making an offer!

🌟 Boost Curb Appeal & Landscaping - fresh landscaping, new exterior paint, or a clean driveway can make a strong first impression.
🌟 Energy-Efficiency Improvements - New windows, an efficient HVAC system, and smart home features can cut bills and attract buyers

However, DO NOT think you need to break the bank when selling your house. Many small improvements, like a fresh coat of paint, new light fixtures, or new faucets can go a long way in making your home more appealing.
