Sometimes, real estate is the smallest part of the transaction.

This client came to me through a referral from a friend who trusted me to take care of her family. Her cousin, a young woman in her 20s, had inherited her grandmother’s home after losing her grandmother—and then her father just a short time later.

She suddenly found herself responsible for a property, navigating estates, paperwork and decisions she had never expected to be making at this stage of life.

So, we worked through it together.

We navigated the estate process, got the property ready and listed, and hit the market strong. Multiple offers came in, and we accepted one over list price. 🎉

Even after going under contract, a few more estate hiccups popped up along the way—but we worked through those too, kept the transaction moving, and ultimately got her successfully to the closing table. ❤️

This job is so much more than putting a sign in a yard and selling a house.

Just because a home can be rented doesn’t necessarily mean it should be.

Before I recommend turning a home into a rental, I’m looking at more than just, “What can we charge per month?”

I’m evaluating things like:

📍 Location & Rental Demand — Who is the likely tenant and how strong is demand for this type of home?

💰 The Numbers — Expected rent vs. mortgage and other carrying costs, maintenance reserves, vacancy and management expenses.

🏠 Property Condition — Is the home truly rent-ready? What should be repaired or addressed before a tenant moves in to prevent bigger problems later?

🔧 Maintenance Risk — Age and condition of major systems like HVAC, roof, plumbing and appliances matter when we’re planning for the true cost of ownership.

📈 The Long-Term Goal — Is this a property worth holding? Are we creating breathing room for a future sale, or does renting genuinely make sense as a longer-term investment?

And that’s where experienced Property Management adds value.

The goal isn’t simply to put a tenant in your house. It’s to help you make good decisions about the asset you’re trusting us to manage.

Sometimes I’ll tell an owner, “Yes, this makes sense.”

And sometimes the best advice is, “No — I don’t think renting this property is your best move.”

After 13 years in Property Management, I’m much more interested in the right properties and owner partnerships than simply adding another door.

Over the last week we have seen fewer homes listed , fewer homes go under contract, less price reductions and substantially less closings from the week prior. 🏡

🏡STORY BEHIND THE SALE 🏡

This one never even hit the market.

What started as an off-market custom presale became the S Family’s absolutely stunning forever home. ❤️

Representing the builder, my role began long before there was a house to sell. Working alongside the buyers and their agent, we coordinated meetings to develop the floorplan, work through selections, execute builder contracts, and keep communication flowing throughout the process. 📉

Behind the scenes, I also worked closely with the buyer’s lender to coordinate appraisal and closing timelines — but one of my most important roles was pricing strategy throughout the build. 🤓

With a custom home, it’s easy for upgrades and selections to add up quickly. While the builder’s team focused on bringing the buyers’ vision to life, I helped keep an eye on the market and the numbers — making sure we were creating their dream home without overbuilding for the area and creating unnecessary appraisal risk at the finish line.

The result? 👀

A beautiful home, a smooth closing, a happy builder and, most importantly, a family walking into a home that was quite literally built for them. 😍
