Here's why:
💳 Mortgage lenders look at your Debt-to-Income (DTI) ratio, which compares your monthly debt payments to your monthly income.

💳 If you have several Buy Now, Pay Later payments, they could be included in your monthly debt obligations, which may reduce how much home you qualify for.

🏡 Florence County Tax Sale: What to know for Next Year

The 2025 Delinquent Tax Sale in Florence County is happening now and it’s a great reminder of an opportunity many people overlook.

Each year, the county auctions off properties with unpaid taxes. These can include land, homes, and mobile homes often sold at starting bids far below market value. But here’s the catch: you must pre- register ahead of time ( this year’s deadline was October 3rd).

If you missed it, you’re not alone. Many buyers and investors don’t hear about it until it’s too late, and you cannot register to bid on the day of sale. You can attend as an observer, but won’t be allowed to bid.

🔑 Here’s what to keep in mind for 2026:

▪️Registration opens weeks in advance and closes before the sale

▪️Sales are cash only and you pay the day of

▪️ The original owner has a 1 year redemption period, so it’s important to understand the risks

▪️These are tax deeds, not warranty deeds title clean up may be needed

I’m keeping this on my radar and continuing to learn more and I’ll be sharing updates as we get closer to next year’s auction.
