Most people think home prices are going to crash.

Here's the problem:

America still has millions fewer homes for sale than what's considered a normal market.

More people need homes than there are homes available.

That's why prices have stayed surprisingly strong despite higher interest rates.

The question isn't:

"Will prices crash?"

The better question is:

"What happens if rates drop and even more buyers enter the market?"

A little story...

Back in 2014, Lauren and I bought our house in Alexandria Street in Decatur for $136,500. We absoultely loved that house and still miss it!

At the time, it felt like a big decision. We weren't trying to time the market. We weren't thinking about appreciation. We just needed a place to call home.

Fast forward seven years. That same house would have cost us around $235,000.

That's nearly a $100,000 difference.

When people say, "I wish I would've bought sooner," they're usually not talking about finding the perfect house.

They're not talking about interest rates.

They're talking about the years they spent waiting while home prices kept moving higher.

Nobody knows exactly what the market will do next.

I certainly don't.

But I do know that waiting has a cost too.

Sometimes the biggest risk isn't buying at the wrong time.

It's waiting so long that the home you could afford today becomes the home you can't afford tomorrow.

I was at a listing appointment for the sweetest family. The husband said “If I list my home higher, I’ll have more room to negotiate.” He expressed something a lot of people think. I then asked him what he would do if he saw a truck for sale that was listed way over what its fair market value would be. He admitted that he would not even call about it. I’m so glad they listed their home right at fair market value, and had an offer within days. 🎉🙌🎊

A well-priced home attracts more attention, more showings, and often more offers. When multiple buyers see value in a property, competition can do what overpricing never will—push the final sales price higher.
