Prices are holding. The market is slower. Both are true, and the
gap between them is where sellers get hurt.

Orange County as of August 31:

— 5,083 active listings
— 1,058 of them have been sitting more than 90 days. That is 1 in 5.
— 1,906 in escrow, median 45 days on market
— Median closed price $1,460,000

Inventory is higher than it was a year ago, not lower. Buyer demand
is slightly softer. Expected market time is 98 days versus 94 last
year. That is a slower market, and it is showing up as days, not as
price drops.

Six of the eight cities on slide 5 are up year over year. Ladera
Ranch leads at +20.7%. Laguna Beach +13.2%. Irvine and Aliso Viejo
are the two down.

So the homes sitting past 90 days are not sitting for lack of
buyers. There are 1,906 properties in escrow right now. They are
sitting because they were priced for a market that already ended.

Priced correctly between $1M and $2M, you are under contract in
about 40 days. Above $2.5M, sellers are closing 2.9% under list.
Below $2.5M, 1.2% under.

Three escrows fell apart on this house. It still closed over asking. 🔑

4822 E. Lincoln, Hemet — 3 bed, 3 bath, pool and spa.

Buyer one: his agent swore he was fully qualified. We even had him vetted by a second lender before accepting. Then his own lender showed him the real monthly payment and he knew he couldn’t carry it.

Buyer two: nearly flawless — until his financing terms changed mid-escrow and he no longer qualified.

Buyer three: never performed. No deposit on time, every deadline missed. We issued a Notice to Perform, and my sellers cancelled.

Then the solar company holding the panel contract filed for bankruptcy, so we sorted that too.

Four moments where most people would have slashed the price. We adjusted once, early and deliberately, then held. The buyer who closed paid over that price.

A home falling out of escrow isn’t automatically a pricing problem. Diagnosing what it actually is — that’s the job.

This one earned its story.

The home came out strong. Showings the first weekend, multiple offers on the table. Priced right, and the market said so loudly.

Then we lost escrow three times.

Buyer one: his agent assured us he was fully qualified, and we even had him vetted by a second lender before accepting. Once we were in escrow, his own lender walked him through the real monthly payment — and he knew he couldn't carry it.

Buyer two: nearly flawless. Inspections done, everyone moving. Then his financing terms changed mid-escrow and he no longer qualified.

Buyer three: never performed. No deposit on time, every deadline missed. We issued a Notice to Buyer to Perform, they finally started getting organized, but it was too late. My sellers cancelled.

And in the middle of all of it, the solar company that held the panel contract filed for bankruptcy. We tracked down who controlled the agreement, handled the transfer, and kept the sale alive.

Through every bit of it we adjusted the price exactly once — small and deliberate, not a panic cut. Then we held. The buyer who finally closed paid over that price.

Congratulations to my sellers, who trusted the plan through three heartbreaks. This was your patience.
