Congratulations to my first-time homebuyer on becoming a homeowner! There is nothing quite like handing over the keys and watching someone achieve such a huge milestone. I'm so excited for this next chapter in her life and incredibly grateful she trusted me to help guide her through the process.

One of the things this transaction reminded me of is that it truly matters who you do business with. This was my first deal working with another Coldwell Banker agent, and the entire process was seamless from start to finish. Professionalism, communication, and teamwork make all the difference when helping clients reach their goals.

I know higher interest rates can feel intimidating right now… but if you can financially afford the monthly payment and the home fits your goals, don’t let rates completely stop you from buying.

Here’s why 👇

🏡 Historically, home values tend to increase over time — especially in desirable towns, neighborhoods, and growing communities here in Northern Colorado. Waiting for rates to drop could also mean paying MORE for the house later because prices continue to rise.

📉 The highest rate you’ll likely have is the one you lock in at purchase. The good news? You can always refinance later when rates come down.

💡You cannot refinance the purchase price of a home later… but you CAN refinance the rate.

The key is making sure the payment comfortably fits your budget and lifestyle NOW. If it does, buying today can still be a smart long-term investment.
