Heavy snowstorms like the one we’re getting are a great reminder to step outside and check how your home is handling the weather. A few minutes now can help prevent costly damage later. ❄️🏠

Take a look at your roof and gutters:
• Are the gutters overflowing or backing up?
• Are downspouts draining water away from the foundation properly?
• Is snow or ice preventing water from flowing?
• Any sagging gutters or areas where water is pooling near the house?

Once it’s safe, clear out leaves and debris from gutters and downspouts so melting snow can drain correctly. Clogged gutters can lead to ice buildup, roof leaks, foundation issues, and water intrusion.

Also keep an eye on:
✔️ Icicles forming excessively
✔️ Ice buildup near roof edges
✔️ Water collecting around basement window wells or foundations
✔️ Heavy snow loads on older roofs, patio covers, or sheds

A little preventative maintenance goes a long way in protecting your home during Colorado winters. Stay warm and stay safe out there!

Think of it like this—if your insurance bill is creeping up but nothing in your life has changed, it might be time to “see other people.”

A quick check every year or two can save you money and make sure you actually have the coverage you need.

Just don’t fall for a pretty price tag—make sure the coverage is just as good (or better).

A recent Westword article highlights that Colorado lawmakers are considering changes to how pets are treated in divorce proceedings — potentially shifting from viewing pets as simple “property” to considering their well-being when determining custody.

For many Colorado families, pets are family. And as real estate professionals, we often see firsthand how emotional life transitions — including divorce — intersect with homeownership decisions.

🚨 BREAKING: The Housing Market Just Dropped Its Pants 🚨

In December 2025, the U.S. housing market did something it’s never done before:

👉 47.1% more sellers than buyers
👉 That’s ~631,500 extra sellers waving their listing agreements around
👉 The biggest gap since Redfin started tracking in 2013

Translation?
🏡 Welcome to a BUYER’S MARKET (in most places).



🧠 What does this actually mean?

Before you panic or pop champagne… here’s the real tea:

💸 Prices aren’t crashing
Homes are being stubborn. Prices are mostly flat, some dipping, some barely creeping up. Think: slow dance, not free fall.

🤝 Buyers finally have leverage
Choices! Options! Negotiating power!
So much so that 16.31% of buyers walked away from contracts in Dec 2025. (That’s a LOT of “nah, I’m good.”)

🎁 Concessions are BACK, baby
Rate buy-downs, closing costs, incentives galore. It’s 2019 energy with 2026 interest rates.

🌊 Some sellers are underwater
Especially in parts of the Sun Belt (looking at you, Austin 👀). Peak-price buyers are feeling it.

📍 Real estate is still local
Sun Belt = strong buyer’s market
Northeast & Midwest = still holding onto seller vibes due to low inventory



🤔 Why is this happening?

• Mortgage rates chilling around 6–6.3% = buyers sitting on the sidelines
• Some sellers still pricing like it’s 2022 (spoiler: it’s not)
• Homeowners with sub-3% rates are finally moving, adding more inventory



🔮 So… are we crashing?

Short answer: No.
Long answer: Also no, but buckle up.

Most experts see a slow, soft landing, not a cliff dive.
BUT… if inventory keeps piling up, prices will eventually have to blink first 👀

If you’re a buyer → this is your moment to negotiate
If you’re a seller → pricing right matters more than ever
