What a year. 💫 Immensely grateful
Although I listed 4 properties this past year, I am especially proud of the track record my clients and I created together on the Buy side. Charlotte briefly surpassed New York City as the most inbound city on the East Coast during the pandemic this past year. Our Buyers had about a 1/3 of the local housing inventory to choose from as opposed to a “normal” (pre-Covid) market, and the influx of Relocationers led to an Average Days on Market being less than 48 hours. Our Buyers knew they had to show up with their combat boots on, and they did. 🥾
I was split 40% List | 60% Buy this year and I swear an agent’s proficiency on both sides makes all the difference. During Showings, I offer my Buyer Clients a “cheat sheet” with tips and tricks on how to make their offer stand out to Sellers. It is elating to me that all of them ultimately contracted on their “10/10 home” by using these suggestions that cover options like timeline, repairs, etc. (hearing this feedback directly from Listing Agents brought on a few happy dances) My brokerage also did roughly 20% of the local market share, so contracting on 4 Off-Market homes for my Buyers likewise brought on some adrenaline rushes for a competitive Ana.
Some agents in our area choose not to work with Buyers because the local market is so challenging, but consistently working both sides of the transaction is what enabled me to help crush it for my Buyers winning in multiple offers, because I knew what those Sellers respectively were looking for in an offer. Every scenario and property is completely different, and it takes a strategic Realtor to know how to handle each deal.
—The only thing that makes me even happier than these? My Buyers also received over $10K in Immediate Equity upon Appraisal with their winning offers. 😭🎉 The stereotype that’s been created surrounding Charlotte is that everyone is “Over-paying for homes.” But when your agent has a high level understanding of our neighborhoods’ Comps and you are working with a local, ahead-of-the-curve mortgage team (I can share recommendations), you don’t “over-pay.” You likely may get even more up front! 💰
